Our team of rent review management specialists has the expertise to offer rent review management services on a large scale, providing good value for money. Our approach is designed to provide an end-to-end service, taking care of the transactional elements so that the local primary care team can focus on making strategic decisions and providing patient care.
Our service enables all practices in receipt of notional or actual rent reimbursement to receive a rent review in accordance with the (General Medical Services – Premises Costs) Directions 2004, or (General Medical Services – Premises Costs) Directions 2013 where applicable through the provision of an expert oversight and administration service.
Proactive administrative services
Our team will oversee the required triennial rent review process for primary care premises. This includes:
- Informing practices of impending reviews. Providing the relevant forms for completion to commence the process, liaising with practices and providing advice in relation to the completion of the forms (and the requirement of any additional information). Upon completion, providing the relevant information to the District Valuer and upon receipt of the CMR2 reports from the District Valuer, advising practices via the CMR4/CMR6 of the outcome for their consideration.
- Should practices accept the outcome, we advise finance teams to make the relevant arrears and adjustments to the rent reimbursement payments made to practices.
- The monitoring of abatement periods applied to the notional or actual rent reimbursements paid to practices, ensuring that when they end, commissioning finance colleagues are advised so any payment adjustments can be made.
Reactive management services
Our team will manage all practice-generated rent review processes, including:
- When notified by practices that their landlord is/has instigated a rent review, we provide the CMR1 form to the practice advising of any additional documentation to include (dependent upon whether the 2004 Premises Costs Directions apply or 2013 Premises Costs Directions).
- Aligning of rent review process to any local or national developments including Estates and Technology Transformation Fund and Minor Improvement Grants, ensuring that upon completion of any development works rent reviews are undertaken to incorporate the additional space.
- Should practices appeal the outcome, upon receipt of the evidential report from the practice (or their appointed agent) detailing the level of CMR sought and the comparable evidence, we will issue all the required information to the District Valuer to commence the appeal process.
